Legal Assistance

Secure Every Transaction

Title verification, encumbrance checks, agreement drafting, and registry registration. We protect you from hidden risks.

Risks We Protect You From

Real estate transactions in Rwanda carry specific risks. We identify and mitigate them before you commit.

Disputed Titles

Multiple claimants, inheritance conflicts, or fraudulent transfers that surface after you pay.

Hidden Encumbrances

Undisclosed mortgages, caveats, court orders, or tax liens attached to the title.

Unclear Boundaries

Boundary discrepancies between the title plan and physical occupation — leading to neighbour disputes.

Non-Compliant Agreements

Generic templates missing Rwanda-specific clauses: stamp duty, registration, default remedies, governing law.

Zoning & Planning Mismatch

Property use (residential/commercial/industrial) not matching the master plan or district zoning.

Seller Capacity Issues

Seller lacks authority (no power of attorney, company resolution, or spousal consent where required).

What We Handle

Title Verification

Official search at Rwanda Land Management Authority (RLMA). Confirm registered owner, title type, and land use designation.

Encumbrance Checks

Full search for mortgages, caveats, court orders, tax arrears, and any registered restrictions.

Sale Agreements

Drafted for the specific transaction: price, deposit, conditions precedent, completion timeline, warranties, indemnities, dispute resolution.

Lease Agreements

Residential and commercial: rent, escalation, maintenance obligations, subletting, termination, security deposit, renewal options.

Registration Support

Prepare transfer forms, coordinate stamp duty payment, lodge at RLMA, track until new title issues, collect and deliver.

Handover & Completion

Joint inspection, meter readings, key handover, utility transfer, and completion certificate.

Before You Pay a Deposit — Checklist

Every item should be ✓ before you transfer funds. We verify each one for you.

Frequently Asked Questions

How long does registration take?
Once all documents are signed and stamp duty paid, the Rwanda Land Management Authority typically issues the new title within 10–15 business days. We track the file daily and update you at each stage.
What documents do I need for a title check?
We need the property title number (UPI) or the seller's national ID and property location. For a full transaction: title deed, seller ID, marriage certificate (if applicable), company documents (if seller is a company), tax clearance, and agreed price.
What if the title is disputed?
If our search reveals a dispute, caveat, or competing claim, we advise you immediately. We do not proceed until the issue is resolved — either by the seller clearing the encumbrance, a court order, or mutual agreement. We can coordinate with our panel advocates if legal action is needed.
Do you handle diaspora transactions?
Yes. We prepare a Rwanda-compliant power of attorney, guide you through notarisation and apostille/legalisation in your country, and then act on your behalf for title search, agreement signing, payment, and registry attendance.
