Frequently Asked Questions

How do you control costs?
Fixed-price contracts with a detailed bill of quantities. Monthly valuation certificates certify work completed. A contingency budget (typically 5–10%) is held by you. All variations require your written approval before work proceeds. We provide monthly financial statements showing committed, spent, and forecast final cost.
How long does a build take?
Typical timelines: Private villa 6–9 months. Apartment block (8–12 units) 10–14 months. Commercial warehouse 5–8 months. Permitting adds 2–4 months before construction starts. We provide a detailed programme at contract award with monthly milestones.
Who is the contractor?
We are construction managers, not contractors. We run a competitive tender and appoint an independent, licensed Rwandan contractor on your behalf. We supervise them. This aligns our incentives with yours: quality and value, not markup on labour. You approve the shortlist and the final appointment.
Can you manage remotely for diaspora clients?
Yes. Weekly photo/video reports via WhatsApp. Monthly financial statements. Scheduled video site walks. Key decisions (variations, material selections, payment certification) presented with options for your remote approval. Many diaspora clients never visit site.
What if the contractor defaults?
Contracts include performance bonds (typically 10%) or retention (5–10%). If the contractor fails, we invoke the bond, terminate per the contract, and re-tender the remaining works. We manage the transition to minimise delay and cost impact.
